If you have your money liquid it could be possible to obtain a authorization for credit release from the home owner and if they approve you may pay off the mortgage for the amount owed. Depending on the amount owed you could be obtaining the property under value! We only work the Treasure Valley market. If you are interested in working with us contact a team member. We do not take on every investor that contacts us. We have to be compatible and all on the same page. This requires a commitment from both of us.

What a season! Things are going great. We are going to have a come as you are Holiday party tomorrow the 20th at the Firehouse. We will ask Connie if we can spill over into her space as it is cooold out there. Bring whatever you want or nothing at all! If no one shows up I will just have a glass of wine and go home and let the week long holiday begin. Stop by any time after work. I will be ready to party. Today is my wife's anniversary. I seem to just be the guy that has been along the past 37 years and loving it. I have Parkensons. It is a pain in the butt but it is what it is. It has made me much more deliberate in my work. I am a better Realtor because of it.
Eric Dunn is joining us in the closit at the Firehouse. I like to say we all come out of the closit each day. Eric is a smart guy who can relate to any socioeconomic group. I look forward to him kicking the whole team in the pants. We are so happy to be at Wendy Works Realty.

Johnathan Chick of City First Mortgage fame did a great job with the elephant in the closet question,WHAT ABOUT FINANCING?
We also started a new conversation on planning and deciding our own future in the coming years. Everyone always says work the plan but you have to have a PLAN to do it. Our next meeting will be the first Tuesday of January at 6 PM at Stewart Title on Emerald. We at the Mike Dietz Real Estate Team always make time for our friends in the investment business. One of us can meet with you at just about any time. Again thanks for the attendance last night and we certainly hope you got something out of the meeting.

Ski season is right around the corner. I can hardly
wait. Cid and I are going to Sun Valley for the opening. We get a ticket each

Hey there!
Things are popping along. Cinderella and I had to go over to
PDX this past week end as her mom is not doing very well. Now seems to be the
time to Buy or Sell. This is a rare moment in time when this occurs. Usually
it is a Buyers Or Sellers market. So give us a call and let's get together and
have a ball! We always make time for the BREIC.
Wine Wednesday is tomorrow. We meet from 5 to 6 PM at the
Firehouse. Sometimes we run over. I have been known to go to Tastings after 6
PM and cap it off with wine tasting as well. I hope to see as many people as
possible tomorrow. We are running out of warm evenings. We will either have to
move inside or go into hibernation until spring.

Howdy,
We spent the week end up in McCall. Was it ever nice. I seem
to get a lot of work done up here. Offers coming and going and nice quiet MLS
searches. I think this is our third meeting at Stewart Title on Emerald.
We meet at 6 PM to 7 PM and then network to 7:30 PM. We have
begun Wine Wednesdays again at 5 PM to 6 PM each week. Bring your favorite
bottle of wine and / or your favorite snack. On Thursdays we have Masterminds
at 11 AM and BYOL and a walk through with discussion of a possible investment
property at noon. Keep in touch the investment properties tend to get sold out

Busy summer. The real estate market has sure picked up. Sales and listings are in more demand than the last several years. There are four agents on our team at Wendy Works Realty. Mike Dietz, Robby Reinhardt, Bob Randel, and Andrea Gorden. You will always find one of us available. We have our own office located in the old Firehouse at the corner of Boise and Broadway, 1011 W Williams. Stop by and let's go over your property search. We will provide the documents to enable you to be a client of the Mike Dietz Real Estate team and Wendy Works Realty. Our entire team will then work towards your goal of selling your real estate or purchasing.
The Boise Real Estate Investment Club (BREIC) meets the first Tuesday of each month at 6 PM at Stewart Title on Emerald. The meeting lasts until about 7 30 PM. We have multiple speakers and great conversations.
Each Thursday we have a Master Mind meeting at 11 AM. At Noon we have Lunch with Robby. We select a property and meet there. We discuss what we would need to offer to make it a successful purchase and re-sell from price offered to needed repairs. Of course the team will be there to lead the discussion and write up offers.

The Boise Real Estate Investment Club (BREIC) meets the first Tuesday of each month at 6 PM at Stewart Title on Emerald. The meeting lasts until about 7 30 PM. We have multiple speakers and great conversations.
Each Thursday we have a Master Mind meeting at 11 AM. At Noon we have Lunch with Robby. We select a property and meet there. We discuss what we would need to offer to make it a successful purchase and re-sell from price offered to needed repairs. Of course the team will be there to lead the discussion and write up offers.
To re-cap we have the BREIC meeting monthly and under the BREIC we have Master Minds weekly and Lunch with Robby weekly. If you would like to add a event just let one of us know.

BREIC Masterminds & Lunch with Robby
Thursday at 11 am we have Masterminds and that is followed up with Lunch
with Robby. He picks a home with possibilities and Investors meet at the home
at noon. Bring your own lunch. Robby will suggest how you can make the home
an investment from dropping the offering price to various repairs that will
enhance the value of the home. With this in mind structure your investment to
sell below market. Robby will provide you with two market ready comparable
reports "as is" and when "completed". With his assistance the guess work will
be under control.

Lunch with Robby Or the Mike & Robby Road show
TODAY! We meet at 2965 N Caradoc near 5 mile and Ustick. Currently it has
3 br and 1.5 ba. REO property Vacant so we won't hurt any ones feelings. It
has 98 DOM so perhaps Homepath is ready to hear a realistic offer might I say
closer to $60000. We willl meet at the home at noon and bring our own lunches
and analyze as a group the home.. What would we have to pay for it what
repairs what demolition any total deal killers? This should be fun. Each

Hi in the heat Fellow RE Investors,
I'm sure most of you do not realize that Wine Wednesday has started up
again! It begins at 5 PM and lasts until about 6:30 PM on the porch of the
Firehouse. Bring your favorite poo poo to share and / or a beverage of your
choice. The beverage of the moment is Wine but anything goes. It is a gas, a
great way to finish off Wednesday evening. Since the fourth is on Thursday our
next wine gathering will be on the 10th.
Tonight marks the first General Meeting at Stewart Title at 6 PM lasting
until about 7:30 PM. 9196 W Emerald Ste. 100. Stephanie Coffey is our
representative as well as yours. Robby is threatening to roast dogs to
commemorate the occasion. I'm sure most of you know that the Mike Dietz Team
has moved to Wendy Works Realty, Headed by Wendy Northcut a successful Realtor
for over thirty years. She understands your pain and she will back us up all we
need. Hopefully she will be able to attend tonight and that she will talk about
our role as Realtors and how we can assist the Investor in reaching their
goals.
Each Wednesday at 10 AM we host a Mastermind meeting at the Firehouse. We
throw out some ideas and so do the participants and we come up with innovative
ways to crack the code in Real Estate Investment. There are many ways to get
the job done and we propose that we put it all on the table and break it down.

One new program we are starting the 11th is each Thursday at noon we will
pack our own lunches and meet at a possible investment property. We will
discuss what we need to pay for the property to make it profitable and what
repairs have to be done. We will have our ideas but the most important ideas

Howdy Fellow Investors,
The heat has been turned on! Father's Day was
enjoyable. I got a pair or two of boxer shorts and some gardening tools. We
sat around the pool all afternoon while the short ones clouded up the water.
Bob & Jean Livingston stopped by as did all three girls with entorages.
Wine Wednesday is getting a slow start. This Week it
is again at the Firehouse. The event begins at 5 PM and lasts for an hour or
so. Founding member Jen might still be out of town. Bring what you think a

Hello all,
Today is wine Wednesday 5 PM at the Firehouse. If you
have a favorite wine bring it along as well as a poo poo. This is lots of fun.
We budget the time for an hour but we typically run over! At least once a
month we will meet at the Firehouse.
Some serious news we have moved brokerages to Wendy
Works Realty, Wendy Northcut Broker. Some members were concerned that our last
brokerage was not investor friendly. Personally I thought they supported our
club in any way we requested. The meeting location has changed to Stewart Title
on Emerald. The time is still 6 PM to 7:30PM. We try to have at least 2
presenters.
Wednesdays at 10 AM we have a Mastermind meeting at
the Firehouse. The meeting lasts about an hour and then you go out and conquer
the world.

I’m looking to get a promise note for 7% or 8% over the course of 5 years.
After that time the owner would refi conventional. This cash investor has a
damaged credit score but would be will to purchase the property below and turn
it into a rental.
She would: put down $18,000 towards the purchase price of $118,000 and
have the note for $100,000. Again no more than 7% or 8% for the full five years
of the note.
This is the property being purchased.

BREIC Wine Wednesday
Hello all you fellow travelers!
We are on a wonderful trip through the Real Estate ups and downs of Idaho.
It is a great ride especially when we are on the up side! Wine Wednesdays will
rotate locations every Wednesday. Just check the blog www.BoiseRealEstateInvestmentClub.blogspot.com
for the current location. Cindy said she would attend if we kept it
interesting. I don't see how wine could ever be uninteresting no matter where
it is consumed. It costs a bit of money for the different locations but it
should add some spice to the conversations. Today's meeting is at the Hawaiian
2170 South Broadway Ave. 331-0404. Just behind the Firestone at the corner of
Broadway and Iowa.
As of today I have changed Brokerages to Wendy Northcut, Wendy Works
Realty. Our monthly meetings will be held at Stewart Title on Emerald and Maple
Grove. This is an exciting move. Wendy is a wonderful Realtor with over 30
years experience as a Broker. She has promised to attend a monthly meeting soon
and inspire us all to greatness.

Great Weekend! Got about a third of my Dahlias planted.
This months meeting will be at Silvercreek 1099 S Wells, upstairs in the
training room. Starts at 6pm and goes til about 7:30. If you would like to
introduce a product or service, we have set aside some time at this general
meeting for you to do that. It's a great way to promote your business and work
with other like-minded Investors!
All the wheels are in motion for Mike and Robby to move their
tent. We will be transferring our licenses to Wendy Northcut (Wendy Works
Realty). This will be accomplished by July's meeting which will be held at
Stewart Title on Emerald St. Wendy brings almost 30 years of Real Estate
Experience. She understands Investors and how they think. Wendy will be
available for our consultation at most times during the day. We will ask her to
come to the July Meeting to introduce herself.
We are adding to our Team! Every Team member will be fully Licensed and
trained by Mike to think like an Investor! This will help us to provide even
better service to our Club Members! We try to make it a routine habit to "think
outside the box".

BREIC & Wine Wednesday
Hey everyone!
Today is Wednesday and along with that its Wine
Wednesday! We will meet at Tastings in Park Center at about 5 PM until 6 PM.
They have wine from a few dollars to lots of dollars. We hope to see you
there.
It looks like we are going to begin to transition to
another Brokerage. It will take some time for both Robby and myself to make the
move. We will begin to hold monthly meetings at Stewart Title 9198 West
Emerald, same time 6 PM to 7:30 PM on the first Tuesday of each month. Be sure
and keep in touch so you will attend at the proper location. We could change
the meeting location as early as June 4th.
A market we all need to pay attention to is the Baby
Boomers as they begin to retire. Housing with their needs in mind will equal
profits in our pockets. Perhaps home sharing or even room rentals. Many will
be on limited incomes. This ought to get you thinking.
Just about all phases of real estate values are
experiencing less time on market. We have seen a definite increase in
pricing. We have a beautiful home at 219 N Mobley Drive in NE Boise, as well as
a stunner in Park center . For those of you who are looking for multi family we
have a four plex with new roof fresh paint and new windows. Located just off
Fairview and Five Mile. Inventory might be tight but we can find you the
perfect investment property.

Business has sure picked up! If anyone has a property they are
contemplating to sell, now is the time for us to get on it! Same goes if you
are interested in buying a property! Prices are going up as homes are becoming
scarce. Interest rates seem to be creeping as well.
Hold the middle of July open. We are going to have Mike's 60th Birthday
Party up in McCall on his lot! It will be hootin' fun time!! We will still be
open for discussing business of course..
Here is a rumor to spread... the BREIC could be moving it's location.

Wine Wed. has been well excepted this last year. This year we will be

What a gas we had this week end. We loaded up the
magic bus and took it to our property in McCAll. It was still a ghost town and
oh so refreshing. Saw Tom Burke roaming the streets something about a lease
option in BAker City. Ck with Tom or his able side kick Janna. Rumors have it
that Bill Neves put together a successful owner carry with a FSBO. Todd and
Beau did a fantastic job describing their latest conquest. They provided
pictures, flow charts and bottom line results for everyone to see. Every member
would like to see presentations such as this at our General Meetings. Contact
us! William O Connor was absolutely wonderful in his review of landlord tenant
relationships. Robby had a lot to say we just need to prod him along a bit.
Todd and Beau's remodel was assisted greatly by Steve and his crews. Robby
loves SHORT SALES run em through him You will be glad you did. Put the week
of July 20 on your calendar. We are going to be studding
Real Estate strategies up in
McCAll
Don't forget Wine Wed has changed locations to
Tasting's in Park Center. There are all sorts of wine for every pocket book and

Hello there fellow RE Investors,
We had a great April General Meeting. The May General Meeting is shaping
up to be a great one as well. Notify Robby or me if you have a speaker /
Presenter that you think the group would enjoy listening to. The general format
we are using is to have up to 3 featured speakers allowing them up to twenty
minutes. If time allows Robby will introduce some properties he is following.
Then we spend the last half hour networking. Some members enjoy this portion
the most! We try to get you out by 7:30 PM. Bill Neves has been asked by
several members if he would arrange some Saturday seminars as this market heats
up and we might need to refresh our investment skills. If you are interested
please pass on your interest at the May meeting.
Wednesday the 24th we are going to declare a Wine Wednesday. The
location will be at the Firehouse from five PM until over. Bring a bottle of
wine for everyone to taste and a bit of a snack to pass around. We enjoy
commenting on the different wines and delectable delights that are presented.
Perhaps Bob Livingston will bring some interesting news articles to share! We
can discuss the RE Market and how it is taking off like a rocket. You don't
want to wait until it is moving at full throttle to get involved. Share your
knowledge and don't be afraid to team up and share the wealth and the risk. Jen
promises to be on her best behavior. If we can peel Robby away from his
girlfriend he will show up. We have a blast so do show up if you can.
The BREIC is a bargain at $100 a year (prorated) or $10 per meeting. We
charge higher fees to other Realtors, Lenders, and certain categories that have
been sponsored by a member. We have been meeting monthly since 2000. If a
current member would sponsor the treat they could be a sponsor for their
category. Notify us of any topic or individual you would like to experience at
the BREIC.
Thanks to everyone, as many members know I have PD and I will stay involved
until I get thrown out in a mutiny. I just LOVE Real Estate and all it
entails!

HI There,
We have made our last trip to PDX for a while. Mom has passed and we drank
bubbly and danced an Irish Jig around her grave. That is what she wanted! This
Tuesday at 6 pm is our monthly General Meeting. We have invited several Vendors
to come and be prepared to answer questions during the networking period. If
you would like to invite your favorite Vendor have them call Robby or myself and
we will include them. Also William the Lawyer will give a short presentation
and he will be available during the networking period, The idea is not to try
to get free legal advise but to discuss a matter that could require one on one
consultation time with William. Along with William his best friend also named
William will present on his experience as a full time investor on a nationwide
basis. He has developed his investment business into a full time job with
investor money. He will be available for a few days after the meeting to meet
with investors from our BREIC. This will be an eye opening event with a real
life full time Investor revealing his experiences that have taken him to the top
of our Real Estate Investment world. Join us for perhaps the best General
Meeting of the year. Take this time to pay your pro-rated BREIC dues for 2013.

Howdy RE Investors,
Top of the morning to you! My darn computer crashed so I'm
winging it. Got up to the ski hill on Sunday stayed vertical most of the time
but didn't last too long. Our next meeting is March 5th at 6 PM until about 7
30 PM at 1099 S Wells just west of the Eagle exit along the freeway frontage
road. This is an exciting meeting the one Robby and I enjoy the most the annual
Vendor Fair. If any of our members are Vendors or have a spectacular support
person of our industry in mind please notify us and you / they will included.
Our resident Real Estate Attorney William O'Connor will speak for a few minutes
and we will have a special guest a Investor who works on a national basis. He
has access to significant amounts of money to invest on behalf of other people
and has closed transactions spanning multiple states and has developed Real
Estate investment into a full time job. He will stay a few extra days. He will
be available to meet with those who are serious about possibly partnering on
some deals with him weather it is in the short term or long term.
DON'T FORGET THE VENDOR FAIR

Due to the upturn in the market our meetings are well
attended. You should attempt to arrive a bit early to obtain a good seat.

Hello There
A great meeting is planned for tonight! Robby will speak on owner
financing and FlipComp.com. Brett Labit With Local Impact Zone is going to
discuss his company. Steve Allen of Continuum Property Solutions and www.HoneyDoList.org will also speak. We
can also expect to hear from Bill Neves, David Cathrae and William the RE
:Lawyer. There should also be some delectable delights as long as they last.
The meeting begins at 6 PM. Come early to grab a seat of your choice.
Housing inventory is low and available choices are slim. We are in for a
good ride so line up your ducks. Follow divorces, marriages, deaths and the
usual distressed properties to develop leads. Use the talent of Bill Neves to
write up lease options or rent to own.
Robby and I can assist you with Short Sales. In Idaho Short Sales are
required to be facilitated by a Realtor if not by the owner directly.
Next month we have our annual Vendor Fair. Please review the list and
suggest to us names you would like to see at the event. We think this is the
most exciting meeting of the year.

Happy New Year! I hope everyone has a fantastic new year and that you
reach your investment goals. My goal is to sell some inventory now that prices
are gaining strength and to reinvest in some new to me selections. I think
right now that Single Family Residences are a great investment. They give you
several options in case your original plan on a purchase has to change. There
are some good options on multi family you just need to be ready to pounce.
Because today is the first Tuesday our meeting will be held the second Tuesday
at 6 PM at 1099 S Wells in the Silvercreek training room lasting until about
7:30 PM. Our main speakers will be Stephanie Coffey of Stewart Title with whom
I am in love with after she put together a closing for us in a couple of days at
the end of the year to fund and record on the 31st of December! Do yourself a
favor and insist on Stephanie to close your transactions SHE IS THE BEST. Our
other speaker will be Butch Wells introducing us to his Lending source for
Investors. Bring your pencils and take some valuable notes. Robby will bring
us up to date on owner carries and FlipComp.com. He promises to do more than
open the web site. He is going to run us through the site and point out its
benefits. I will do my usual PD communicating as host of the BREIC. Perhaps we
can get Bill Neves to speak a bit on prospecting for jewels. He is a world
famous speaker with some of the big names in Real Estate Investment and he is
